Our bathroom resealing service in SS12
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and the jobs we see most are black spots spreading through the bead and gaps between the worktop and the wall.
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes a morning or an afternoon for most single baths and showers.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
How we quote
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Why book with us
- A 12-month guarantee on all work
- We’re fully insured
- 20+ years of sealant experience
- Colour agreed with you before work begins
How to get a quote
Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or drop us an email and describe the job.
Around Wickford
We work in homes and buildings around St Andrew, Oakfield Primary School and Beauchamps High School. Wickford’s nearest station is Wickford station, about 0.7 miles north-west of the centre. Nearby you’ll also find Rayleigh Castle (3.6 miles east) and Battlesbridge Motorcycle Museum (2.2 miles north-east). Open spaces near Wickford include Shotgate Thickets.
Where we work in SS12
Across SS12, from Wickford, Shotgate and North Benfleet outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Wickford: Rented homes near Wickford station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around St Andrew, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Aftercare tips
To keep the joints looking good and working properly:
- Give the silicone its full cure time
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Honest limits
We won’t take on work that will not last, so these are the limits:
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
- Leaks from a shower valve, waste or pipework (a plumber’s job)
What happens if it’s left?
Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
What your quote should include
- Who does the work, and how experienced they are
- Are they insured?
- Whether they seal over old material or remove it
- Is VAT in the price?
What affects the cost of bathroom resealing
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
- Which sealant suits the joint
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email and we’ll talk you through it.
What to tell us for a quote
To make quoting easier, please include:
- The rough size of the job
- How we’d reach the joints
- Where the property is
- Whether it has been sealed before
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.
SS12: your questions answered
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
