How bathroom resealing works in SS6
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and common reasons people get in touch are water escaping at the shower enclosure and leaks into the floor or ceiling below.
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
How we quote
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Why choose Mr Mastic
- Neat joints and a tidy finish
- Arbo and Everbuild products
- 20+ years of sealant experience
- Every job guaranteed for a year

Near you in Rayleigh
Around Rayleigh, our work takes us to homes and buildings near FitzWimarc School, Glebe Primary School and Church of Holy Trinity, among other places. There’s a railway station in Rayleigh itself: Rayleigh station. Well-known places in the area include Chartwell Private Hospital (3.2 miles south-east) and Battlesbridge Motorcycle Museum (2.7 miles north-west). Open spaces near Rayleigh include Little Haven Nature Reserve.
Bathrooms and kitchens across SS6
Across SS6, from Rayleigh, Rochford and Thundersley outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in SS6, surfaces are cleaned back properly before new sealant goes in.
Rayleigh: For an older house near a landmark such as Church of Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Glebe Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Quotes for bathroom resealing in SS6
The quote reflects the job in front of us. We take into account:
- Whether old sealant or filler has to be cut out
- The amount of work
- Any mould that needs treating
- The number of rooms or windows
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
Helping us quote
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- The type of property
- Any previous sealing or DIY work
- Roughly how big the job is
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand.
How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Clean with a mild bathroom cleaner and a soft cloth
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Signs you need bathroom resealing
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
People usually contact us when they notice one of these:
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
Why deal with it now?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
What your quote should include
- Who does the work, and how experienced they are
- Whether the sealant suits the joint
- The length of the guarantee
- How the colour is chosen
SS6: your questions answered
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Is the work guaranteed?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
