Bathroom resealing in SS5: how it works

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, kitchen worktops & upstands and sinks & splashbacks, and people most often call us about mouldy sealant that has gone black and new sealant laid over old sealant that is now lifting.

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included in most cases.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Local landmarks in Hockley

Locally, jobs take us to homes and businesses close to Greensward Academy, The Bull Public House and Marylands Nature Reserve. Nearby too are Emmanuel Church Hall (under half a mile south) and Plumberow Primary Academy (0.5 miles north-east). There’s a railway station in Hockley itself: Hockley station. Nearby you’ll also find Southend University Hospital (3.7 miles south) and Rayleigh Castle (2.5 miles south-west). Not far away are Blue House Farm.

Where we work in SS5

SS5 has homes of every age, old and new, with plenty of rented property in places like Rochford, Hockley and Hawkwell. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SS5 is planned around the forecast.

Hockley: Managing a site like Greensward Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Hockley station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

For anyone letting property in or around SS5, several properties can be quoted together. Just tell us the addresses and what each one needs.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Never pick at the silicone with a blade
  • Move toiletries away from the joint
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles that have come away from the wall
  • A tray or bath that’s cracked through
  • Movement from a bath with loose feet or no proper support

FAQs for SS5

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Do you have insurance?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
