Our bathroom resealing service in SS9
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or drop us an email, and we will give you a clear quote before any work starts. Typical jobs include water getting behind the kitchen upstand and water getting behind the bath panel, across kitchen worktops & upstands, basins & vanity units and baths.
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for a single bath or shower.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why choose Mr Mastic

You will also find Church of St Margaret of Antioch (under half a mile west), Chalkwell Park (1 mile east) and West Leigh Infant School (within half a mile west). The closest station to Leigh-on-Sea is Leigh-on-Sea station, roughly 0.7 miles south-west of the centre. Bathrooms and kitchens across SS9
SS9 has homes of every age, old and new, and in places like Leigh-on-Sea, Chalkwell and Eastwood there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials. Coastal guest houses and holiday lets in SS9 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Leigh-on-Sea: Schools such as West Leigh Infant School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Church of St Margaret of Antioch include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we’re called out for in SS9
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
These are the problems we’re asked about most:
- Gaps between the worktop and the wall
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
- Failed sealant on the screen profile
How the job changes by surface
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep scourers and sharp tools away from the bead
- Don’t leave water standing on kitchen joints
- Keep the fan on for a while after bathing
- Don’t let bottles sit on the bead
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
Questions from SS9
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
