Bathroom resealing near Chalkwell

Bathroom resealing for homes and businesses in Chalkwell

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have a reseal done over the top of the old bead and a joint torn by a bath that flexes, we can help, whatever the surface.

Around Chalkwell, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

Your job is guaranteed for a year, as with all our work.

How we quote for bathroom resealing

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • Access and height
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

What sealant work cannot fix

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • Failed grout lines across the wall

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Parking around Chalkwell is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or email us.

Advice

Bathroom resealing in Chalkwell: local notes

Chalkwell is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around St Michael and All Angels, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Chalkwell station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Chalkwell Hall Junior School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Surface by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Chalkwell questions

Do you cover smaller places like Chalkwell?

Yes. Chalkwell is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Chalkwell station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email and let us know what needs doing and where.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.

Why it’s worth doing now in Chalkwell

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. In an older home around Chalkwell, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
