External mastic near Chalkwell

External mastic for homes and businesses in Chalkwell

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We work on façade panels, copings & trims and brickwork movement joints, and the jobs we see most are old sealant gone brittle and cracked and plants rooting in failed movement joints.

Homes around Chalkwell range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

All of our work is guaranteed for twelve months, in Chalkwell and everywhere else we cover.

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours to a few days, depending on the length of joint and the access. For a job in Chalkwell, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Advice

How we quote for external mastic

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The product the joint needs
  • The number and length of the joints

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Roughly how big the job is

For a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Have failed joints looked at early
  • Show decorators and builders where the movement joints are
  • Wash walls gently around the sealant
  • Make sure movement joints are not pointed over

Do not paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

What we are called out for in Chalkwell

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.

Keep an eye out for any of the following:

  • Leaking joints around cladding and façade panels
  • Old sealant gone brittle and cracked
  • Gaps where render, brick and frames meet
  • Brick movement joints where the sealant has split

For site and facilities teams at buildings such as Chalkwell Hall Junior School, its movement joints, gutters and trims need looking after like any other building’s.

How to choose a mastic man

Chalkwell: your questions answered

I let a flat near Chalkwell station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Does living near the coast affect external mastic in Chalkwell?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

How long will you be here?

Most jobs take anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Do you work at height?

Each building is different. Send us pictures and a rough idea of the height and we will confirm how they can be reached safely.

What is backing rod for?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Why it’s worth doing now in Chalkwell

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Around Chalkwell, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Surface by surface

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.

External mastic in Chalkwell: local notes

Chalkwell is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Michael and All Angels, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Rented homes near Chalkwell station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
