Bathroom resealing across SS0: what to expect
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and people most often call us about water getting behind the bath panel and a messy, uneven bead from a previous reseal.
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Pricing in SS0
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Bathroom resealing across SS0: local notes
Homes across SS0 range from older properties to new builds, with plenty of rented property in places like Prittlewell, Westcliff-on-Sea and Chalkwell. Sound sealant and clean grout keep water out and rooms looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SS0 is planned around the forecast. Parts of SS0 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Prittlewell: For landlords with property near Prittlewell station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Quotes for bathroom resealing in SS0
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- When we can work, for business premises
- How much there is to do
- Access and height
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The problem you’ve noticed
- Whether it has been sealed before
- Any access issues, like height or stairs
- The address or postcode of the job
We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.
Leave it or put it right?
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you.
What your quote should include
- What preparation is included
- Are they insured?
- How the colour is chosen
- How much experience the applicator has
Landlords, agents and businesses in SS0
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Move toiletries away from the joint
- Wipe the sealant dry after showering
- Let new sealant cure fully before it gets wet
- Stick to a soft cloth and a mild cleaner
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Common problems we fix in SS0
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Signs it’s time to call us include:
- Failed sealant on the screen profile
- A bead that has pulled away from the tiles
- Water getting behind the kitchen upstand
- A messy, uneven bead from a previous reseal
Your questions about bathroom resealing in SS0
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
What does bathroom resealing cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee.
