About bathroom resealing in SS3
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across SS3. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and common reasons people get in touch are water getting behind the kitchen upstand and gaps where the bath or tray has moved.
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Why book with us
- We’re fully insured
- A sealant colour to suit the surroundings
- White, clear, grey or coloured to suit, where the product allows
- Approved under the ARBOMaster scheme

Bathroom resealing across SS3: local notes
From Shoeburyness, North Shoebury and Great Wakering to its smaller places, homes across SS3 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SS3. SS3 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are normally the first to need attention.
Shoeburyness: Letting a property close to Shoeburyness station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Aftercare tips
So the new joints stay in good condition:
- Keep bottles off the sealant line
- Use gentle cleaners on the silicone
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- The type of sealant required
- Mould in or behind the old joints
- Any working-time requirements on site
- The number and length of the joints
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Pictures of the joints, sent by email
- If someone has resealed it before
- Whether it’s a home or a business
Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or drop us an email and describe the job, and photos are welcome.
When something else is needed
A few problems are outside what sealant work can do:
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
FAQs for SS3
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you cover SS3?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, SS3 included.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.
