Bathroom Resealing in Barling
Our applicators work in Barling on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Gaps between the worktop and the wall
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
How we handle bathroom resealing in Barling
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have a messy, uneven bead from a previous reseal and sealant that has split, shrunk or peeled away, we can put it right.
Somewhere as small as Barling, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Common questions in Barling
Do you cover Barling for bathroom resealing?
Yes, Barling is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.
Can you help a landlord with a rental near Thorpe Bay station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
What do you need from me for a quote?
Let us know what needs doing and where. If we need more, we’ll ask.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for a single bath or shower. Somewhere as small as Barling, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Mention any tricky access
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children

What else we do in Barling
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Clean with a mild bathroom cleaner and a soft cloth
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
- Do not leave water standing on kitchen joints
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
What bathroom resealing looks like in Barling
Barling is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Thorpe Bay station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Barling Magna Primary Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Around Barling
Locally, jobs take us to homes and businesses close to The Castle Inn and the streets around them. Barling’s nearest station is Thorpe Bay station, about 2.6 miles south-west. Other landmarks nearby include Rayleigh Windmill Museum (3.4 miles west) and Southend University Hospital (4.4 miles west). For a walk, there’s Lion Creek and Lower Raypits.
When something else is needed
It helps to know what we can’t do too:
- Failed grout lines across the wall
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
Surfaces we seal
- Wet rooms
- Basins & vanity units
- Baths
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
What happens if it’s left?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. Older cottages and farmhouses around Barling can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
