What affects the cost of bathroom resealing

You will get a clear quote before any work starts. It’s based on:

  • The size of the job
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • How many areas need sealing

Doing several joints on one visit usually makes better use of the time than several visits. We’ll send you a clear quote for the lot.

Asking for a quote

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • If someone has resealed it before
  • Any access issues, like height or stairs

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or drop us an email.

How we handle bathroom resealing in Southchurch

Across Southchurch, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and black mould in the silicone that won’t clean off.

Homes around Southchurch range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Big or small, it’s backed by our 12-month guarantee in Southchurch and across Southend-on-Sea.

Aftercare tips

After the cure time, these simple habits help:

  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What the job involves on each surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded
  • A tray or bath that is cracked through

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units

What bathroom resealing looks like in Southchurch

Southchurch is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Southchurch has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to Church of the Holy Trinity include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Southend East station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Hamstel Infant School and Nursery, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Your questions about bathroom resealing in Southchurch

Do you cover smaller places like Southchurch?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you take on hotel work around Southchurch?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

How much does bathroom resealing cost in Southchurch?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Is white the only colour available?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. For a job in Southchurch, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks
