Bathroom resealing for homes and businesses in Eastwood

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Common call-outs are for two layers of silicone, both failing and leaking joints on a shower screen, across sinks & splashbacks, kitchen worktops & upstands and baths.

Around Eastwood, you’ll mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When it isn’t the sealant

New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks

When to call us in Eastwood

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

The problems people usually mention when they call include:

  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • Gaps between the worktop and the wall
  • A messy, uneven bead from a previous reseal

If you live in an older home near St David's, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before you book

Landlords, agents and businesses in Eastwood

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

For anyone letting property in or around Eastwood, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Your questions about bathroom resealing in Eastwood

Do you cover smaller places like Eastwood?

Yes. Eastwood is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Southend Airport station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • Any mould that needs treating
  • The product the joint needs
  • Access and height
  • How many areas need sealing

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Where the property is
  • What’s wrong with the joints now

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job and send photos if you have them.

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included. Parking around Eastwood is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

Getting a quote

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or send us an email.

Why act early in Eastwood

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Eastwood, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Bathroom resealing in Eastwood: local notes

Eastwood is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Southend Airport station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Heycroft Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
