Bathroom resealing in Sutton, done properly
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have gaps between the worktop and the wall and water getting behind the bath panel, we can put it right, whatever the surface.
Being in a small place like Sutton makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
You get a 12-month guarantee, the same in Sutton as everywhere else we work.

Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Older cottages and farmhouses around Sutton can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

How we quote for bathroom resealing
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
When you contact us, these details help:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- What’s wrong with the joints now
- The rough size of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Bathrooms and kitchens in Sutton
Sutton is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Sutton. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Managing a site like Stambridge Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Southend Airport station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions from Sutton
Will you come out to Sutton?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for hotels and guest houses in Sutton?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Where are you based?
We work from Crawley. Our applicators cover Sutton.
Can I add another job to the visit?
Yes. Just list everything you need.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Do you have insurance?
Yes. We are fully insured for every job we do.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Wait for the cure time we give you
- Move toiletries away from the joint
- Dry the bead with a towel now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
Honest limits
It helps to know what we cannot do:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What happens on the day
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a small place like Sutton, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
