Mastic man in SS4

Mastic and sealant work for homes and businesses across SS4, from Rochford, Ashingdon and Canewdon. A clear price up front and a one-year guarantee.

How bathroom resealing works in SS4

Homes in SS4 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with a messy, uneven bead from a previous reseal and black spots spreading through the bead, across shower trays & enclosures, baths and wet rooms.

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

What you will pay

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Near you in Rochford

Around Rochford, our work takes us to homes and buildings near Magnolia Fields, Church of St Andrew and The Marlborough Head pub. Other local landmarks include King Edmund School (0.7 miles north) and St Teresa's Catholic Primary School (under half a mile east). The closest station to Rochford is Rochford station, roughly 0.5 miles south-east of the centre. A little further out are Rayleigh Windmill Museum (0.6 miles south-east) and Southend University Hospital (2.3 miles south). For a walk, there’s Pound Wood.

Bathroom resealing across SS4: local notes

Our bathroom resealing work across SS4 covers homes, rentals and businesses, from Rochford, Ashingdon and Canewdon to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SS4 is planned around the forecast.

Rochford: Schools such as St Teresa's Catholic Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Rochford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Why act early?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us.

What your quote should include

  • How much experience the applicator has
  • How hidden problems are handled
  • What insurance they hold
  • Is the old sealant removed completely?

Why it fails

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Most people get in touch when they notice something like this:

  • A messy, uneven bead from a previous reseal
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing
  • Splits where the tray meets the wall

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

FAQs for SS4

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.

Can you get rid of the black mould in my sealant?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

How much does bathroom resealing cost in SS4?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
