Bathroom resealing across SS1: what to expect

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include gaps where the bath or tray has moved and water escaping at the shower enclosure, on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job normally takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Bathroom resealing across SS1: local notes

From Prittlewell, Shoeburyness and North Shoebury to its smaller places, homes across SS1 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SS1. Parts of SS1 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are usually the first to need attention.

Thorpe Bay: Letting a property close to Thorpe Bay station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around St Augustine, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it is not properly supported

Landlord and commercial work in SS1

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Common problems we fix in SS1

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • Failed sealant on the screen profile

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Avoid abrasive pads on the sealant
  • Look for lifting corners and small gaps now and then
  • Let new sealant cure fully before it gets wet

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Common questions in SS1

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

How do I get a quote for bathroom resealing in SS1?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
