What affects the quote in Thorpe Bay

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • The size of the job
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What we need to know

To make quoting easier, let us know:

  • If someone has resealed it before
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

About our window mastic in Thorpe Bay

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on composite doors, timber windows & doors and uPVC windows, and people most often call us about whistling draughts around closed windows and rain getting in at the frame or under the sill.

Homes around Thorpe Bay range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are. A visit to Thorpe Bay is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Thorpe Bay: your questions answered

Can you help a landlord with a rental near Thorpe Bay station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Thorpe Bay?

Yes, Thorpe Bay is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long will my window job take?

Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Common problems we fix in Thorpe Bay

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Any of these means the joints need attention:

  • Water coming in at the bottom corners of a door
  • Draughty joints inside around the window
  • Whistling draughts around closed windows
  • Mastic that has split away from the wall

If you live in an older home near St Augustine, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before booking

  • Whether they seal over old material or remove it
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant
  • Are they insured?

Our hiring checklist

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Frames and glazing around Thorpe Bay

Thorpe Bay is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Southchurch Hall (about 1.3 miles west) are a reminder that the area around Thorpe Bay has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Thorpedene Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Thorpe Bay station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What we can’t put right

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • A frame that has rotted at the joint
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • uPVC windows
  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • Patio & French doors
  • Composite doors

Leave it or put it right?

Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Homes in smaller places like Thorpe Bay can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Use gentle cleaners on frames and sealant
  • Keep paint and stain on wooden frames in good order
  • Paint up to the joint, not over it
  • Keep jet washers away from the mastic

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
