Window Mastic across Southend-on-Sea

How window mastic works in Southend-on-Sea

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on composite doors, uPVC windows and patio & French doors, and people most often call us about water coming in at the bottom corners of a door and draughty joints inside around the window.

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Window mastic across Southend-on-Sea: local notes

Our window mastic work across Southend-on-Sea covers homes, flats and businesses, from Prittlewell, Shoeburyness and Leigh-on-Sea to the quieter places in between. Every outside joint is sealed dry and clean, so the forecast plays its part.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. Along the coast in Southend-on-Sea, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Southend-on-Sea: Letting a property close to Prittlewell station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like Westborough Academy? Then the mastic around its windows and doors needs looking after like any other building’s.

Landlord and commercial work in Southend-on-Sea

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Aftercare tips

Looking after new joints is easy:

  • Don’t aim a pressure washer at the joints
  • Clear any debris from frame drain holes
  • Air rooms to keep condensation down around windows
  • Check the mastic once a year

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just phone 0345 464 0079 or drop us an email.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Common problems we fix in Southend-on-Sea

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. Backing rod sets the right depth.

People usually contact us after spotting something like this:

  • Untidy mastic left by window fitters
  • Leaking joints at the ends of sills
  • Cold air getting in at the frame edge
  • White mastic on grey or black frames

What affects the cost of window mastic

There’s no set price list. The quote depends on:

  • The amount of work
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Where the job is, and your postcode

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Southend-on-Sea: your questions answered

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do you seal inside as well as outside?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

Where are you based?

We work from Crawley. We cover Southend-on-Sea, along with the rest of our area.

Are you fully insured?

Yes, we’re fully insured for domestic and commercial work.
