Window mastic near Prittlewell

Window mastic for homes and businesses in Prittlewell

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on window sills, aluminium frames and timber windows & doors, and the jobs we see most are leaking joints at the ends of sills and draughty joints inside around the window.

Prittlewell mixes older streets, where windows have often been replaced, with newer estates fitted with uPVC. In every case, the joint between frame and wall is what keeps water out.

There’s a 12-month guarantee on every job.

What affects the quote in Prittlewell

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • The type of sealant required
  • Any mould that needs treating
  • Working hours on commercial sites

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

What we need to know

When you contact us, it’s useful to know:

  • The problem you’ve noticed
  • Where the property is
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Prittlewell: your questions answered

Can you do window mastic in Prittlewell?

Yes, Prittlewell is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing.

Is window mastic in a coastal place like Prittlewell any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is the new sealant paintable?

That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. You will get a timescale with the quote.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Landlord and commercial work in Prittlewell

We also work for property managers and facilities teams in Prittlewell and across Southend-on-Sea. We can quote a run of properties together, and we’re fully insured for the work.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • A failed sealed unit that has misted up
  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that won’t close properly

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors
  • Window sills

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant
  • Paint up to the joint, not over it
  • Keep timber frames painted

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Frames and glazing around Prittlewell

Prittlewell is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Southchurch Hall (about 1.3 miles south-east) nearby, there’s older building stock in the area around Prittlewell as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to Church of St Mary include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Westborough Academy, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Prittlewell station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How it works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. In Prittlewell, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
