Window mastic in Great Stambridge
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you’re dealing with black, perished sealant on frames and damp patches on the reveal after heavy rain, we can help.
In a village or hamlet like Great Stambridge, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Great Stambridge: your questions answered
Will you come out to Great Stambridge?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Rochford station. Can you help?
Yes, we work for landlords and agents. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Can you do the inside joint as well?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Can I paint over the new sealant?
That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we will choose accordingly.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Signs you need window mastic in Great Stambridge
Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.
Any of these means the joints need attention:
- Hard, cracked sealant around windows
- Old mastic that has gone black or come away
- A bead that does not match the frame
- Untidy mastic left by window fitters
Schools such as Stambridge Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Which colour the sealant will be
- Whether they seal over old material or remove it
- When the joint can take water or movement
- The length of the guarantee
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a morning for a couple of windows and a door, depending on the size of the job. Somewhere like Great Stambridge needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access

Advice
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Frames and glazing around Great Stambridge
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Southchurch Hall (about 3.9 miles south) are a reminder that the area around Great Stambridge has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Church of St Mary and All Saints, the joint between an old wall and a newer frame is generally the first place rain gets in. If you let a flat or house near Rochford station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Wash the frames with mild soapy water
- Do not aim a pressure washer at the joints
- Keep paint off silicone joints
- Keep paint and stain on wooden frames in good order
Most silicone sealants won’t take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What the job involves on each surface
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.
Leave it or put it right?
Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we’ll tell you. Around Great Stambridge, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
