How we handle window mastic in Great Wakering

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We’re often asked to deal with sealant in the wrong colour for the frame and rushed sealant from a window installation, across uPVC windows, patio & French doors and composite doors.

Houses in smaller places like Great Wakering can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Quotes for window mastic in Great Wakering

There’s no set price list. What we look at:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • The product the joint needs
  • Any mould that needs treating

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • How we’d reach the joints
  • The problem you’ve noticed

To get a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. You’ll have a clear quote before any work starts.

Great Wakering questions

Does the coastal weather in Great Wakering affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is Great Wakering within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do upstairs windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can new window sealant be painted?

Silicone generally will not take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Make sure the drainage slots aren’t blocked
  • Avoid blasting the frames with a pressure washer
  • Avoid harsh chemicals near the mastic
  • Repaint timber before it’s bare

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

How the job changes by surface

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Parking around Great Wakering is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Honest limits

It helps to know what we can’t do too:

  • Condensation trapped between the panes
  • A door that needs adjusting, rehanging or new seals
  • Soft or decayed wood in the frame

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.

  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames

Frames and glazing around Great Wakering

Great Wakering is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St Nicholas, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Great Wakering Primary Academy? Then larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Shoeburyness station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Leave it or put it right?

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. Around Great Wakering, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.
