Mastic man in SS7

We cover every part of the SS7 postcode district, which takes in Thundersley, South Benfleet and Hadleigh. Every joint is properly prepared, with a one-year guarantee.

How bathroom resealing works in SS7

Across SS7, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with a bead that has pulled away from the tiles and a reseal done over the top of the old bead, across basins & vanity units, sinks & splashbacks and wet rooms.

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Landmarks near Thundersley

Locally, jobs take us to homes and businesses close to Church of St Peter, Thundersley Primary School and The Deanes School. For rail, the closest station is Rayleigh station, roughly 1.7 miles north-east. Well-known places in the area include Rayleigh Castle (1.7 miles north-east) and Chartwell Private Hospital (2.9 miles south-east). For a walk, there’s Little Haven Nature Reserve.

Where we work in SS7

In SS7, bathroom resealing takes in flats, houses, rentals and businesses, from Rayleigh, Thundersley and Leigh-on-Sea to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in SS7, surfaces are cleaned back properly before new sealant goes in. Along the coast in SS7, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.

Thundersley: If you let a flat or house near Rayleigh station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number and length of the joints
  • The type of sealant required

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

To help us quote quickly, let us know:

  • How we’d reach the joints
  • Roughly how big the job is
  • Photos by email, if that is easy
  • Where the job is, and your postcode

We quote each job on its own, so start by telling us what you need. Just phone 0345 464 0079 or send us an email with the details, and photos are welcome.

Common problems we fix in SS7

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Splits where the tray meets the wall
  • Black mould in the silicone that won’t clean off
  • A messy, uneven bead from a previous reseal
  • Failed sealant on the screen profile

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Different surfaces, different methods

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
