Bathroom resealing across SS13: what to expect

A bead that has gone black, split or come away is worth sorting before it lets water through. Just ring 0345 464 0079 or drop us an email with a photo of the joints, and you will get a clear quote before any work starts. We’re often asked to deal with smears of silicone across the tiles and a bead that has pulled away from the tiles, across shower trays & enclosures, wet rooms and baths.

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for a single bath or shower, depending on the amount of work.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How we quote

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Why choose Mr Mastic

  • We never seal over old sealant
  • ARBOMaster approved applicator
  • White, clear, grey or coloured to suit, where the product allows
  • You choose the colour before work begins

Getting a quote

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or drop us an email and describe the job.

Around Pitsea

Locally, jobs take us to homes and businesses close to Saint Gabriel's Church, Chalvedon School and Northlands Primary School and Nursery and the streets around them. Nearby too are Vange Hill (1.2 miles south-west), The Barge pub (0.9 miles south-west) and The Basildon Upper Academy (within half a mile south-east). The nearest railway station is Pitsea station, roughly 0.6 miles south of the centre. Nearby you will also find The Motor Boat Museum (1 mile west) and Rayleigh Castle (4.5 miles east). Green spaces nearby include Vange Marsh RSPB nature reserve.

Where we work in SS13

In SS13, bathroom resealing takes in flats, houses, rentals and businesses, in Basildon, Pitsea and Vange and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across SS13 is planned around the weather.

Pitsea: Rented homes near Pitsea station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Saint Gabriel's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Quotes for bathroom resealing in SS13

Jobs vary more than people expect. The main factors:

  • How many rooms, windows or areas are involved
  • The amount of work
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

To make quoting easier, let us know:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • The address or postcode of the job

For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

Questions to ask before you book

  • Whether the sealant suits the joint
  • How much experience the applicator has
  • The length of the guarantee
  • Which colour the sealant will be

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • A tray or bath that is cracked through
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported

Landlord and commercial work in SS13

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

SS13: your questions answered

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Do you have insurance?

Yes. We are fully insured.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
