Bathroom resealing in CM12: how it works
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across CM12. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on baths, shower trays & enclosures and wet rooms, and common reasons people get in touch are lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved.
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How we quote
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Around Billericay
Around Billericay, our work takes us to homes and buildings near The Railway pub, Church of St Mary Magdalene and The Billericay School. Other local landmarks include Sunnymede Junior School (0.6 miles south-east) and Lake Meadows (0.5 miles north-west). Billericay has its own railway station: Billericay station. Well-known places in the area include Mayflower Community Hospital (0.9 miles south-west) and Barleylands Farm Museum (2.1 miles south-east). The countryside around Billericay includes Norsey Wood.
Where we work in CM12
Across CM12, from Billericay, Steeple View and Noak Hill outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Billericay: In the older streets around Church of St Mary Magdalene, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Sunnymede Junior School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
How we quote for bathroom resealing
You will get a clear quote before we start. It takes into account:
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- The number of rooms or windows
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- Access, such as stairs, a lift or height
- The rough size of the job
- Whether it’s a home or a business
- Any previous sealing or DIY work
For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Clean with a mild bathroom cleaner and a soft cloth
- Squeegee the walls and tray after use
- Keep an eye on the corners, where splits start
- Never pick at the silicone with a blade
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
For anyone letting property in or around CM12, several properties can go on one quote. Send us the addresses and the work at each.
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
