No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Bathroom resealing for homes and businesses in Pitsea
Across Pitsea, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are smears of silicone across the tiles and a bead that has pulled away from the tiles.
In a town like Pitsea, older streets sit alongside newer estates, so bathrooms range from long-standing suites to recent refits. Either way, the sealant and grout are usually the first things to fail.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Pitsea homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Pitsea is part of Basildon, one of the post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. Sealant laid over old sealant never bonds properly, so it all has to come out.
Rented homes near Pitsea station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as The Basildon Upper Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Pitsea is about 2 miles east of Basildon, in Essex. Jobs in Pitsea get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. 644 places in Essex are on our list. We also work in Chelmsford, around 12 miles away.
We cover every part of the SS13, SS14 and SS16 postcode area for bathroom resealing. Bathroom resealing is available to properties on High Road, Kirby Road and Beech Road and the roads around them. Being close to the A13 and A132, Pitsea is simple for us to get to for bathroom resealing. Nearby, we also carry out bathroom resealing in Bowers Gifford (1 mile east), North Benfleet (1 mile east), Nevendon (2 miles north-east), Tarpots (2 miles east) and South Benfleet (3 miles east). We also work in nearby towns such as Chelmsford (12 miles north), Brentwood (9 miles north-west), Maldon (13 miles north-east), Canvey Island (5 miles south-east), Billericay (5 miles north-west) and Rayleigh (5 miles east).

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Cracked or missing grout between tiles (that is regrouting)
- A tray or bath that is cracked through
- Loose or hollow tiles, or failed tanking behind them
If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Gaps in sealant and mould in the bead never get better on their own, and in a busy household in Pitsea they spread with every shower and every downpour. Replacing the sealant now is the simplest fix.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

- Fully insured
- Anti-fungal silicone where joints get wet
- White, clear, grey or another colour, product permitting
- Sealant colour chosen to suit

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included, and the area is left clean. In Pitsea, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in

Common problems we fix in Pitsea
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Look out for any of the following:
- Leaking joints on a shower screen
- Black spots spreading through the bead
- Leaks into the floor or ceiling below
- Sealant that has split, shrunk or peeled away
For an older house near a landmark such as Saint Gabriel's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- How much experience the applicator has
- Which sealant they’ll use, and why
- Are they insured?
- Whether VAT is included
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
