Rayleigh Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homeowners, landlords and businesses in Rayleigh. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Good tiles let down by tired grout
- Greasy, stained grout behind the hob
- Cracked grout along the bath or tray
About our regrouting in Rayleigh
We take the old grout out to a consistent depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on bathroom wall tiles, bathroom floors and tiled floors, and the jobs we see most are discoloured grout on otherwise sound tiles and gaps where the shower grout has gone.
Most bathrooms in a town like Rayleigh are in family homes, used every day, where sealant and grout take a lot of daily wear. The usual signs are mould in the bead, gaps by the sink and grout that is cracked or stained.
All our work comes with a one-year guarantee.

Different surfaces, different methods
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.
Corners and edges
We reseal edges at the same time as regrouting, so everything is renewed at once.
Common questions in Rayleigh
Can you do regrouting in Rayleigh?
Yes. Our work covers London and the South East, and Rayleigh is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.
Is regrouting in Rayleigh guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you have insurance?
Yes. Mr Mastic is fully insured.
How long does the job take?
Typically it takes anything from a few hours to a full day, depending on the area. Bigger jobs take longer, and we’ll say how long yours will take.
How much does regrouting cost in Rayleigh?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Aftercare tips
After the cure time, these simple habits help:
- Rinse soap off the tiles after each shower
- Check the corner silicone every few months
- Wipe water off the walls when you are done
- Keep harsh bleach and acid cleaners off the grout
Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Regrouting around Rayleigh
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you live in an older home near Church of Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Glebe Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you need regrouting in Rayleigh?
A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
Common reasons people contact us include:
- Good tiles let down by tired grout
- Grout that is cracking and breaking up
- Kitchen splashback grout stained by grease
- Old grout in a dated colour
For landlords with property near Rayleigh station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What to look for in a quote
- How the colour is chosen
- How much experience the applicator has
- What preparation is included
- Whether the sealant suits the joint
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room, and the area is left clean. In Rayleigh, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on
- Mention any leaks or damp you’ve noticed

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
When it is not the sealant
To be straight with you, there are a few things sealant will not fix:
- Waterproofing that has failed below the tiling
- Movement in a stud wall or floor
- Loose tiles, which need refixing first
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.
