When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Cracked or broken tiles
  • Tiles that have come away from the wall

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

About our regrouting in Southend-on-Sea

A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you phone 0345 464 0079 or send us an email. We work on bathroom floors, wet rooms and shower walls, and common reasons people get in touch are greasy, stained grout behind the hob and floor grout that has worn and darkened.

A place the size of Southend-on-Sea has homes of every age, from older terraces to town-centre flats and newer developments. Whatever the age of the home, sealant and grout in bathrooms and kitchens wear out in the end.

You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

Southend-on-Sea: your questions answered

Do you work for landlords with property near Prittlewell station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Do you work in hotels near Southend-on-Sea?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Could my grout be a different colour after regrouting?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Will regrouting fix loose tiles?

Tiles that have come away need sorting first. We will show you which ones at the start.

Will the sealant be renewed as well as the grout?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

What goes in the corners, grout or silicone?

Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.

Do you regrout part of a bathroom, like the shower?

Yes, we often do. The shower usually fails first, so it’s often the only area that needs doing.

How we quote for regrouting

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • How easy the joints are to reach

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

What happens if it’s left?

Patching a few joints can look like a quick win, but the patches often don’t match and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. In a large rental market like Southend-on-Sea, tired sealant leads to tenant complaints about mould, damp and leaks. It’s simpler to sort between tenants than in the middle of a let.

Doing several joints on one visit normally makes better use of the time than several visits. We’ll send you a clear quote for the lot.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Clean grout with a mild bathroom cleaner
  • Have loose tiles looked at early
  • Rinse the tiles after showering
  • Run the extractor fan during and after a shower

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

Landlords, agents and businesses in Southend-on-Sea

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. Commercial jobs in Southend-on-Sea can be planned out of hours where a building cannot close, while home visits are arranged within our normal working hours, Monday to Saturday.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in

Advice

Regrouting in Southend-on-Sea: local notes

Southend-on-Sea is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Southend-on-Sea. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Prittlewell station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Westborough Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. It’s a good time to change the grout colour.
