Bathroom resealing in Crays Hill, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. If you have mouldy sealant that has gone black and water getting behind the bath panel, we can help.

In a village or hamlet like Crays Hill, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Bathroom resealing around Crays Hill

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Wickford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Crays Hill Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in Crays Hill

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. Older cottages and farmhouses around Crays Hill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Crays Hill questions

Is Crays Hill in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Crays Hill is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Will you come out to Crays Hill?

Yes, Crays Hill is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

What we’re called out for in Crays Hill

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Keep an eye out for these signs:

  • Gaps between the worktop and the wall
  • Black mould in the silicone that will not clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the bath panel

If you live in an older home near Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

Aftercare tips

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Check the joints every few months for splits or lifting
  • Use gentle cleaners on the silicone
  • Give the silicone its full cure time

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work normally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Crays Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
