How we handle remedial sealant in Ingrave
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. Typical jobs include movement joints that have split or pulled away and caulk or the wrong sealant used in a wet area, on failed movement joints, shrunken worktop sealant and botched or over-sealed joints.
Somewhere as small as Ingrave, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep the room well ventilated
- Ask why a joint failed before redoing it
- Clean sealant with mild products only
- Do not add new sealant on top of old
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
Ingrave homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Brentwood station? Then botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Brentwood County High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Ingrave is about 2 miles south-east of Brentwood, in Essex. Ingrave gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 644 towns and villages across Essex, large and small. For nearby work, see our Chelmsford page, about 11 miles away.
All of CM13 is within our area for remedial sealant, from the main roads to the quietest streets. What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. In a small place like Ingrave, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
Getting ready for the visit

What else we do in Ingrave
What we cannot put right
We will not take on work that won’t last, so these are the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the fitting rather than the joint
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.
Joints and surfaces we work on
- Expansion joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Shrunken worktop sealant
- Botched or over-sealed joints
Do you need remedial sealant in Ingrave?
Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.
Keep an eye out for any of the following:
- Thick, messy sealant smeared over tiles
- Decorators’ caulk around a bath or shower
- Beads that never stuck properly
- A second bead peeling off the first
If you live in an older home near Church of St Nicholas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- What preparation is included
- Which sealant they’ll use, and why
- Who turns up on the day
- When the joint can take water or movement
Questions from Ingrave
Do you cover Ingrave for remedial sealant?
Yes. We work across London and the South East, and Ingrave is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.
Do you work for landlords with property near Brentwood station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Can you fix a reseal that hasn’t worked?
Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Do you fix expansion and movement joints?
Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
How long does remedial resealing take?
Allow a few hours for most joints, depending on how much old sealant has to come out. We will give you a timescale when we quote.
What affects the quote in Ingrave
There’s no set price list. The quote depends on:
- The product the joint needs
- The number of rooms or windows
- The old material and how stubborn it is
- Access and height
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
What we need to know
You do not need to know the technical terms. Just tell us:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- A few photos by email, if you can
- What’s wrong with the joints now
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Why deal with it now?
Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a small place like Ingrave, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
