How we handle remedial sealant in The Common
In The Common, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. Typical jobs include gaps opening along the back of the worktop and floor or wall movement joints that have failed, on mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints.
Being in a small place like The Common makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Find out why the sealant failed first
- Have loose fittings fixed before resealing
- Use a soft cloth, not a scourer, on silicone
- Don’t add new sealant on top of old
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.
How the visit works
On the day, we start by going over the job with you. Surfaces next to the work are protected before we start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. For a village or hamlet like The Common, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area

What remedial sealant looks like in The Common
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you live in an older home near Church of St Mary the Virgin, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Radwinter Church of England Voluntary Aided Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
What we can’t put right
We won’t take on work that won’t last, so these are the limits:
- Cracks in the fitting rather than the joint
- Sealant in an older building that needs testing for asbestos first
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Why it’s worth doing now in The Common
Mould under a bead cannot be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. Around The Common, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What affects the quote in The Common
Call for a quick quote. The main things that affect it are:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- When we can work, for business premises
- Access and height
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Roughly how big the job is
- Any access issues, like height or stairs
- A few pictures by email, if you can
- The address or postcode of the job
Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job, and pictures are welcome.
Different surfaces, different methods
Movement & expansion joints
Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned.
