Bathroom resealing across CB10: what to expect
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on basins & vanity units, wet rooms and sinks & splashbacks, and people most often call us about a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting.
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How we quote
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Landmarks near Saffron Walden
Typical jobs here are in homes near Saffron Walden Baptist Church, R A Butler Infant School and Saffron Walden County High School, among other places. The nearest railway station is Audley End station, roughly 2 miles south-west. Nearby you will also find Saffron Walden Community Hospital (0.6 miles east) and Saffron Walden Museum (within half a mile north-west). Not far away are Hales and Shadwell Woods.
Bathrooms and kitchens across CB10
Across CB10, from Saffron Walden, Great Chesterford and Ickleton outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CB10, joints are cleaned back properly before anything new goes in.
Saffron Walden: In the older streets around Saffron Walden Baptist Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Audley End station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The size of the job
- Any working-time requirements on site
- The number of rooms or windows
- The type of sealant required
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
Asking for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- A few photos by email, if you can
- The type of property
- If someone has resealed it before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
When it is not the sealant
Before booking, it’s worth knowing the limits too:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Failed grout lines across the wall
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.
Questions to ask before booking
- Whether all the old sealant comes out first
- Is VAT in the price?
- Which sealant they’ll use, and why
- What happens if the job turns out different
How to look after the new joints
So the new joints stay in good condition:
- Avoid abrasive pads on the sealant
- Keep the fan on for a while after bathing
- Do not let bottles sit on the bead
- Squeegee the walls and tray after use
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Your questions about bathroom resealing in CB10
Can you just seal over the old silicone?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
