Bathroom resealing for Maple End homes and businesses

Bathroom resealing in Maple End

Homes in Maple End have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with water getting behind the kitchen upstand and sealant that has split, shrunk or peeled away, across baths, shower trays & enclosures and kitchen worktops & upstands.

Somewhere as small as Maple End, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A one-year guarantee comes as standard, so you are covered after we have gone.

When it isn’t the sealant

New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep bottles off the sealant line
  • Squeegee the walls and tray after use
  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Different surfaces, different methods

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Common problems we fix in Maple End

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Signs it’s time to call us include:

  • New sealant laid over old sealant that is now lifting
  • Sealant that has split, shrunk or peeled away
  • Leaks into the floor or ceiling below
  • Failed sealant on the screen profile

Managing a site like Radwinter Church of England Voluntary Aided Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Maple End

Do you cover Maple End for bathroom resealing?

Yes, Maple End is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Is Maple End within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

What should I tell you?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can landlords and businesses book you?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work. For a village or hamlet like Maple End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Tell us if parking is tricky

Leave it or put it right?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Around Maple End, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear quote for the lot.

Why book with us
