Need remedial sealant in Little Laver?

Little Laver homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For an older house near a landmark such as Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

Remedial sealant in Little Laver

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. We work on mouldy bath & shower sealant, botched or over-sealed joints and expansion joints, and the jobs we see most are sealant peeling off a dusty or damp surface and dark patches showing through the sealant.

Somewhere as small as Little Laver, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Whatever the size of the job, it’s backed by our one-year guarantee in Little Laver and across Essex.

How the job changes by surface

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, which we’ll point out.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Landlords and letting agents in Little Laver can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

What we’re called out for in Little Laver

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The most common problems we see are:

  • Sealant applied over old sealant that has lifted
  • Dark patches showing through the sealant
  • Thick, messy sealant smeared over tiles
  • Repeat leaks from the same joint

Around Little Laver, as everywhere, remedial sealant is only as good as the preparation behind it.

Our hiring checklist

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Leave it or put it right?

Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In a small place like Little Laver, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Your questions about remedial sealant in Little Laver

Do you cover Little Laver for remedial sealant?

Yes. We work across London and the South East, and Little Laver is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

What guarantee comes with remedial sealant in Little Laver?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

How it works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Little Laver needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • Mention any tricky access
