Remedial sealant in Boreham, done properly
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we will tell you rather than reseal something that won’t fix it. We are often asked to deal with caulk or the wrong sealant used in a wet area and black mould underneath the bead, across shrunken worktop sealant, mouldy bath & shower sealant and botched or over-sealed joints.
Smaller places like Boreham still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Common problems we fix in Boreham
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.
The most common problems we see are:
- Beads that never stuck properly
- Floor or wall movement joints that have failed
- Decorators’ caulk around a bath or shower
- Leaks that keep coming back after resealing
If you live in an older home near Church of St Andrew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Boreham homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Beaulieu Park station, botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Boreham Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- A bath, tray or worktop that moves until it’s properly fixed
- Water damage behind tiles that needs a tiler
- Older mastics that may need an asbestos check before removal
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.
Surfaces we seal
- Failed movement joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Your questions about remedial sealant in Boreham
Do you cover smaller places like Boreham?
Yes, Boreham is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Boreham for remedial sealant?
Yes. We work across London and the South East, and Boreham is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or drop us an email.
How long will it take to strip and reseal the joint?
Allow a few hours, depending on how many layers have to come out. You will know the timing when we quote.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Why act early in Boreham
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you will hear it from us. In a smaller place like Boreham, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What the job involves on each surface
Worktops & kitchens
A loose worktop splits its sealant. It needs fixing down first, which we’ll point out.
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is generally part of the cause. Along with resealing, we will mention if the room needs better ventilation.
The process
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied. A visit to Boreham is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed
