How we handle remedial sealant in Steeple View

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you are dealing with black mould underneath the bead and beads that never stuck properly, we can help.

Homes around Steeple View range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Whatever the size of the job, it’s backed by our 12-month guarantee in Steeple View and across Essex.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What affects the quote in Steeple View

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The amount of work
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Asking for a quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • The type of property
  • If someone has resealed it before

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, phone 0345 464 0079 or email us.

Aftercare tips

Looking after new joints is easy:

  • Keep movement joints clear of mortar and paint
  • Check ceilings under showers for marks
  • Find out why the sealant failed first
  • Clean sealant with mild products only

Clean gently: no scraping, scouring pads or harsh chemicals.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

The process

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many layers have to come out. Parking around Steeple View is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Steeple View homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Steeple View is part of Basildon, one of the post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant will not stick to old, so the old layers have to come out first.

Schools such as Millhouse Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Nicholas include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Laindon station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Steeple View is about 2 miles north-west of Basildon, in Essex. Whether you are in the middle of Steeple View or further out, we cover remedial sealant for every kind of property, from flats and houses to offices and hotels. Our area takes in 644 places across Essex, large and small. We also work in Chelmsford, around 11 miles away.

All of SS15, CM12 and SS16 is within our area for remedial sealant, from the main roads to the quietest streets. Remedial sealant is available to properties on Green Lane, Kings Road and Boult Road. We also cover the places around Steeple View: Noak Hill (1 mile north), Noak Bridge (1 mile east), Laindon (1 mile south), Lee Chapel (2 miles south-east) and Great Berry (2 miles south-west). Larger places within reach include Chelmsford (11 miles north), Brentwood (6 miles north-west), Maldon (15 miles north-east), Canvey Island (8 miles south-east), Billericay (3 miles north) and Rayleigh (8 miles east).

Around Steeple View

Different surfaces, different methods

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, and then we reseal it neatly.

FAQs for Steeple View

Do older homes in Steeple View need their sealant replacing?

If it hasn’t been replaced for some years, it’s generally worth it. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather.

Can you help a landlord with a rental near Laindon station?

Yes. We work for landlords and letting agents as well as homeowners. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

What if the leak is not the sealant?

You’ll hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, so we will not pretend it will.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Do you guarantee remedial jobs?

Yes. Every job comes with our one-year guarantee.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

When it is not the sealant

New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:

  • A tray or worktop that needs refixing first
  • A tray or bath that is cracked
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints
