Remedial sealant for North End homes and businesses

Remedial sealant in North End, done properly

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. Typical jobs include gaps opening along the back of the worktop and a shower that leaks however often it’s resealed, on botched or over-sealed joints, failed movement joints and mouldy bath & shower sealant.

Somewhere as small as North End, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, it’s backed by our 12-month guarantee.

Quotes for remedial sealant in North End

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The size of the job
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Whether it has been sealed before
  • A few pictures by email, if you can
  • Where the property is

Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or send us an email and describe the job, and photos are welcome.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. In a small place like North End, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height

Why deal with it now?

Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Older cottages and farmhouses around North End can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Common problems we fix in North End

Movement tears sealant that isn’t designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.

The most common problems we see are:

  • Worktop sealant that has shrunk and split
  • Dark patches showing through the sealant
  • Sealant that came away because the surface wasn’t prepared
  • Repeat leaks from the same joint

In the older streets around Church of St Andrew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

When something else is needed

We will not take on work that will not last, so here’s what sealant cannot put right:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant
  • A leaking trap, valve or supply pipe

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant

Aftercare tips

Aftercare is simple:

  • Do not wait for a small gap to become a leak
  • Check trays and worktops do not move
  • Don’t add new sealant on top of old
  • Keep bleach and abrasives off the bead

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
