Vange Remedial Sealant
We cover Vange for removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly.
- Movement joints that have split or pulled away
- A shower that leaks however often it’s resealed
- Products that weren’t meant for the joint
How we handle remedial sealant in Vange
Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out before the joint can be done properly. If you have mould trapped under a layer of silicone and gaps opening along the back of the worktop, we can help.
Smaller places like Vange still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
Each job carries a 12-month guarantee.

What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacing)
- A tray or worktop that needs refixing first
- Water damage behind tiles that needs a tiler
If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.
What we seal
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Never seal over old silicone
- Use a soft cloth, not a scourer, on silicone
- Never fill a movement joint with mortar or grout
- Act on a lifting corner straight away
Keep the room ventilated: use the extractor or open a window after showering.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
FAQs for Vange
Do you cover smaller places like Vange?
Yes. Vange is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do older homes in Vange need their sealant replacing?
Often, yes: cracked, shrunken or mouldy sealant has done its job. The key is cutting all the old sealant out, as new sealant will not bond to it.
Can you remove sealant that is been put over old sealant?
Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
When is the sealant fully cured?
It depends on the product. We tell you how long to leave it before we go.
What if the leak is not the sealant?
That is why we look for the cause first. If the fault is elsewhere, you will know before any work is done.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
How the visit works
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. A visit to Vange is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work
- Mention if the joints have been sealed before
How to get a quote
We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.

What remedial sealant looks like in Vange
Vange is part of Basildon, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. New sealant will not stick to old, so the old layers have to come out first. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For landlords with property near Pitsea station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Ryedene Primary and Nursery School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When to call us in Vange
A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.
If you can see any of these, it’s time to have the joints looked at:
- Worktop sealant that has shrunk and split
- Products that weren’t meant for the joint
- Sealant that came away because the surface wasn’t prepared
- Smears and lumps from a botched reseal
In the older streets around St Chad, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- What happens if they find a problem under the old sealant
- How much experience the applicator has
- Is the old sealant removed completely?
- How the joint is cleaned and prepared
Different surfaces, different methods
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
Over-sealed & botched joints
Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and point out any existing damage.
