Remedial sealant in Broad Street Green

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. If you are dealing with floor or wall movement joints that have failed and wide, uneven beads that look worse than the old ones, we can help.

Homes around Broad Street Green are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All of our work is guaranteed for twelve months.

How the job changes by surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

When it is not the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Sealant in an older building that needs testing for asbestos first

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant

The process

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many layers have to come out. Somewhere like Broad Street Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Never seal over old silicone
  • Get the cause of a repeat leak found before resealing
  • Deal with small splits early
  • Keep an eye on the ceiling below the bathroom

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Broad Street Green: your questions answered

Do you cover smaller places like Broad Street Green?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Witham station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where are you based?

We work from Crawley. We cover Broad Street Green and the rest of Essex.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you remove sealant that’s been put over old sealant?

Yes. We remove every layer; over-sealing fails because silicone will not bond to silicone.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Common problems we fix in Broad Street Green

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

Any of these means the joints need attention:

  • A shower that leaks however often it’s resealed
  • Sealant peeling off a dusty or damp surface
  • Caulk or the wrong sealant used in a wet area
  • A second bead peeling off the first

Rented homes near Witham station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Remedial sealant in Broad Street Green: local notes

Broad Street Green is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Broad Street Green has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you live in an older home near Church of St Peter, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Heybridge Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in Broad Street Green

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Around Broad Street Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
