Remedial sealant for Swan Street and the surrounding area: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
- Smears and lumps from a botched reseal
How we handle remedial sealant in Swan Street
If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. If you have a shower that leaks however often it’s resealed and sealant that came away because the surface wasn’t prepared, we can put it right.
Around Swan Street, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

How we quote for remedial sealant
For a quick quote, just ask. The main things that affect it are:
- Whether the work is at height
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear quote before any work starts.
What we are called out for in Swan Street
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. At that point it has to come out.
It’s worth asking for a quote if you see:
- Repeat leaks from the same joint
- Over-sealed joints coming away
- Movement joints that have split or pulled away
- Gaps opening along the back of the worktop
Schools such as Chappel Church of England Controlled Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before booking
- What the quote includes, VAT included or not
- Is the old sealant removed completely?

Common questions in Swan Street
Is Swan Street in your area for remedial sealant?
Yes, Swan Street is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Do you cover smaller places like Swan Street?
Yes. Swan Street is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How long before the joint can be used?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you insured?
Yes. We’re fully insured for domestic and commercial work.
How long does the work take?
Allow a few hours for most joints, depending on how much old sealant has to come out. We will give you a timescale when we quote.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Older mastics that may need an asbestos check before removal
- A bath, tray or worktop that moves until it’s properly fixed
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
Joints and surfaces we work on
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Botched or over-sealed joints
- Leaking tray & enclosure joints
The process
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Swan Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions
- Let us know about stairs, lifts or work at height

For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
How to look after the new joints
Aftercare is simple:
- Don’t point over movement joints
- Never seal over old silicone
- Air the bathroom so the sealant can dry
- Report a tray that rocks or a worktop that lifts
Where we have pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.
If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.
What remedial sealant looks like in Swan Street
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Letting a property close to Chappel & Wakes Colne station? Then botched sealant from a previous quick fix is easier to strip out between tenants. For an older house near a landmark such as Church of St Barnabas, walls and floors in older homes can move, and sealant and grout show it first.
