Remedial sealant for Chappel homes and businesses

Remedial sealant in Chappel, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. If you are dealing with caulk or the wrong sealant used in a wet area and sealant that came away because the surface wasn’t prepared, we can help.

In a village or hamlet like Chappel, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Whatever the size of the job, it’s backed by our 12-month guarantee.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Sealant in an older building that needs testing for asbestos first
  • Water damage behind tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacing)

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Chappel needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

Common problems we fix in Chappel

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

The most common problems we see are:

  • A second bead peeling off the first
  • Smears and lumps from a botched reseal
  • Beads that never stuck properly
  • Dark patches showing through the sealant

In the older streets around Church of St Barnabas, older homes can move a little, which is hard on rigid grout and tired sealant.

Chappel: your questions answered

Will you come out to Chappel?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Chappel in your area for remedial sealant?

Yes, Chappel is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear quote.

How long will it take to strip and reseal the joint?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

What if the leak isn’t the sealant?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, so we won’t pretend it will.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

How much does remedial sealant cost in Chappel?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Check ceilings under showers for marks
  • Clean sealant with mild products only
  • Check trays and worktops don’t move
  • Always have old sealant cut out, not covered

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Different surfaces, different methods

Movement & expansion joints

Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.
