Bathroom resealing in CO16: how it works

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are black mould in the silicone that won’t clean off and water escaping at the shower enclosure.

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Local landmarks in Bocking's Elm

Around Bocking's Elm, our work takes us to homes and buildings near Clacton County High School, St Clare's Catholic Primary School and Pickers Ditch Meadow and the streets around them. You’ll also find Bishops Park College (0.9 miles south) and The Wick Lodge pub (0.7 miles south-west). Bocking's Elm’s nearest station is Clacton-On-Sea station, about 1.3 miles south-east. The countryside around Bocking's Elm includes Howlands Marsh.

Where we work in CO16

In CO16, bathroom resealing takes in flats, houses, rentals and businesses, in Clacton-on-Sea, Bocking's Elm and Jaywick and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in CO16, surfaces are cleaned back properly before new sealant goes in. Parts of CO16 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Bocking's Elm: For site and facilities teams at buildings such as St Clare's Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Clacton-On-Sea station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we’re called out for in CO16

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.

Signs it’s time to call us include:

  • Splits where the tray meets the wall
  • Black mould in the silicone that will not clean off
  • Failed sealant on the screen profile
  • Leaks into the floor or ceiling below

What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it is not properly supported

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • How many areas need sealing
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Asking for a quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Where the property is
  • The rough size of the job

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or email us with the details, and pictures are welcome.

CO16 questions

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
