Lindsell Remedial Sealant
Failed sealant joints in Lindsell need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Beads that never stuck properly
- Thick, messy sealant smeared over tiles
- A second bead peeling off the first
Remedial sealant in Lindsell, done properly
In Lindsell, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. We are often asked to deal with decorators’ caulk around a bath or shower and wide, uneven beads that look worse than the old ones, on shrunken worktop sealant, expansion joints and leaking tray & enclosure joints.
Somewhere as small as Lindsell, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Landlord and commercial work in Lindsell
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
Different surfaces, different methods
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.
How the visit works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we explain the cure time before we leave. In a small place like Lindsell, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

Remedial sealant in Lindsell: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Homes close to Church of St Mary the Virgin include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Do you need remedial sealant in Lindsell?
Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
Signs it’s time to call us include:
- Products that weren’t meant for the joint
- A second bead peeling off the first
- Smears and lumps from a botched reseal
- Beads that never stuck properly
Schools such as Putteridge High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- Whether all the old sealant comes out first
- Which colour the sealant will be
- Whether the sealant suits the joint
- What preparation is included
Why act early in Lindsell
Ripping out a bathroom is not usually needed. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. Where a wall is exposed, as many are in small places like Lindsell, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Run the fan after every shower
- Never fill a movement joint with mortar or grout
- Clean sealant with mild products only
- Check ceilings under showers for marks
If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old, so the old bead should always come out first.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:
- A tray or worktop that needs refixing first
- A cracked shower tray or bath (that needs repair or replacing)
- Plumbing leaks behind walls or under trays
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Lindsell: your questions answered
Do you cover smaller places like Lindsell?
Yes. Lindsell is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do remedial sealant in Lindsell?
Yes. Our work covers London and the South East, and Lindsell is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
Someone sealed over the old bead. Can you fix it?
Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.
Are you insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What if the leak isn’t the sealant?
We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, usually. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.
