Lindsell Fire Rated Sealant
We cover Lindsell for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Unsealed gaps around fire door frames
- Open holes round services passing through fire walls
- Damaged fire sealant left by other trades
When it isn’t the sealant
We won’t take on work that will not last, so these are the limits:
- Construction that doesn’t provide fire resistance on its own
- Fire risk assessments, which need a qualified assessor
- Problems with the door itself rather than the gap around the frame
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

How we handle fire rated sealant in Lindsell
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We work on flats & HMOs, service penetrations and door frames, and common reasons people get in touch are old fire sealant that has split or come away and gaps filled with a product that isn’t fire-rated.

Lindsell questions
Is Lindsell within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on fire rated sealant in Lindsell?
All our work, in Lindsell and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you fill the gap behind a fire door frame?
Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.
What should I tell you?
A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What’s the difference between intumescent and fire-rated sealant?
An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Can I choose the sealant colour?
Generally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.
How we quote for fire rated sealant
We quote each job individually. This is what makes a difference:
- How many areas need sealing
- Whether there’s mould to deal with
- The number and length of the joints
- Access and height
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll take it from there.
How it works
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Somewhere as small as Lindsell, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- We remove any old or unsuitable filler and clean the gap.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Let us know about parking restrictions
Ask for a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or send us an email.
Related advice
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What the job involves on each surface
Door frames
Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.

Common problems we fix in Lindsell
Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.
Signs it’s time to call us include:
- Linear gaps at the head of walls
- Old fire sealant that has split or come away
- Sealant items on a fire risk assessment action list
- Unsealed gaps where pipes and cables go through a wall
For buildings such as Church of St Mary the Virgin, gaps around pipes and cables are worth checking after any building work there.

- Whether all the old sealant comes out first
- What product goes in the joint
- The length of the guarantee
Workplaces and buildings in Lindsell
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Managing a site like Putteridge High School? Then service openings in fire-resisting walls need checking after any refurbishment.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Plan fire stopping into any work that goes through walls or floors
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Make resealing part of every contractor’s brief
- Ask which product was used before you paint
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we’ll tell you which one you have.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.
