Bathroom resealing across RM5: what to expect
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, shower trays & enclosures and basins & vanity units, and people most often call us about splits where the tray meets the wall and failed sealant on the screen profile.
At the end, we look at the finished work together. The work normally takes a couple of hours for a single bath or shower, depending on how much there is to do.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in RM5
RM5 has homes of every age, old and new, and in places like Collier Row, Chase Cross and Rise Park there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in RM5 is planned around the forecast.
Chase Cross: If you let a flat or house near Gidea Park station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Bower Park Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Surface by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- Whether there’s mould to deal with
- How much there is to do
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- The rough size of the job
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- Where the job is, and your postcode
If you are in RM5 and need bathroom resealing, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we will agree the price before any work begins.
Signs you need bathroom resealing
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The problems people usually mention when they call include:
- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- A joint torn by a bath that flexes
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Do not let bottles sit on the bead
- Wipe the sealant dry after showering
- Stick to a soft cloth and a mild cleaner
- Run the extractor fan during and after every shower
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just ring 0345 464 0079 or send us an email.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Honest limits
Before booking, it’s worth knowing the limits too:
- Water getting in through the grout rather than the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
RM5 questions
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you cover RM5?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes RM5.
