Bathroom resealing for homes and businesses in Marks Gate

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and people most often call us about gaps where the bath or tray has moved and a reseal done over the top of the old bead.

Homes around Marks Gate are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

We stand behind the work with a one-year guarantee.

Marks Gate: your questions answered

Can you help a landlord with a rental near Chadwell Heath station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Marks Gate?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

What colours of sealant can you use?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included. Somewhere like Marks Gate needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

How the job changes by surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Let new sealant cure fully before it gets wet
  • Wipe the sealant dry after showering
  • Check the joints every few months for splits or lifting
  • Never pick at the silicone with a blade

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Quotes for bathroom resealing in Marks Gate

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • Any mould that needs treating
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Where the property is
  • The problem you’ve noticed
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: tell us what needs doing and where and its rough size. A few pictures by email make the job easier to understand.

Bathrooms and kitchens in Marks Gate

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Chadwell Heath station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Crownfield Infant School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as St Mark's, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.
