Bathroom resealing in Little Heath

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with shrunken sealant along the back of a worktop and gaps where the bath or tray has moved, on wet rooms, kitchen worktops & upstands and shower trays & enclosures.

Around Little Heath, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

All our work comes with our 12-month guarantee.

Bathroom resealing in Little Heath: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Grove Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Chadwell Heath station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Little Heath is about 2 miles west of Romford, in Essex. Anywhere in RM6, we can carry out bathroom resealing at your property. 644 places in Essex are on our list. For nearby work, see our London page (11 miles or so).

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower. A visit to Little Heath is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any tricky access
  • Mention if the joints have been sealed before

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth
  • Give the silicone its full cure time

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just phone 0345 464 0079 or send us an email.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What the job involves on each surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

I let a flat near Chadwell Heath station. Can you help?

Yes, we work for landlords and agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Are you fully insured?

Yes, we’re fully insured.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Little Heath, along with the rest of our area.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can I choose the colour of the sealant?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

How do I get a quote for bathroom resealing in Little Heath?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Why act early in Little Heath

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Homes in smaller places like Little Heath can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What you get with us

  • An ARBOMaster approved applicator
  • White, clear, grey or coloured to suit, where the product allows
  • Anti-fungal sanitary silicone in wet areas
  • Fully insured

Take a look at our cost guide or customer reviews.

Do you need bathroom resealing in Little Heath?

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

It’s worth asking for a quote if you see:

  • Mouldy sealant that has gone black
  • Gaps between the worktop and the wall
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone

If you live in an older home near St Mark's, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • What the cure time is
  • What insurance they hold
  • Is VAT in the price?
  • What happens if they find a problem under the old sealant
