Bathroom resealing in RM8: how it works

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are black mould in the silicone that won’t clean off and shrunken sealant along the back of a worktop.

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

What you will pay

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Where we work in RM8

In RM8, bathroom resealing takes in flats, houses, rentals and businesses, in Barking, Becontree and Goodmayes and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Becontree Heath: For an older house near a landmark such as Hartley Brook Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Becontree Heath is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Quotes for bathroom resealing in RM8

The quote reflects the job in front of us. We take into account:

  • The size of the job
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Honest limits

In fairness, some problems need a different trade:

  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that’s regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

What your quote should include

  • Who turns up on the day
  • Are they insured?
  • When the joint can take water or movement
  • Whether all the old sealant comes out first

FAQs for RM8

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels.

Will there be a smell?

Some sealants have a smell while they cure. Ventilation helps.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
