Your questions about bathroom resealing in Castle Green
Is parking a problem for a job in Castle Green?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you work for landlords with property near Barking Riverside station?
Yes. We work for landlords and agents as well as homeowners. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What do you need from me for a quote?
Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Do you cover Castle Green?
We do. Our applicators work in Castle Green.
Bathroom resealing in Castle Green
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and common reasons people get in touch are failed sealant on the screen profile and a reseal done over the top of the old bead.
Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Castle Green, that is a good reason to put tired sealant and grout right early.

How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- Whether there’s mould to deal with
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, ring 0345 464 0079 or drop us an email.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Avoid abrasive pads on the sealant
- Wipe up water along the back of the worktop
- Run the extractor fan during and after every shower
- Dry the bead with a towel now and then
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- A leaking waste, trap or valve
- A tray that rocks until it’s re-bedded
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

What we’re called out for in Castle Green
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
If you can see any of these, it’s time to have the joints looked at:
- A joint torn by a bath that flexes
- Water getting behind the bath panel
- Mouldy sealant that has gone black
- Lumpy, uneven sealant from a DIY attempt
Letting a property close to Barking Riverside station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
