About our remedial sealant in Chickney
If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you phone 0345 464 0079 or email us. Typical jobs include repeat leaks from the same joint and mould trapped under a layer of silicone, on leaking tray & enclosure joints, expansion joints and mouldy bath & shower sealant.
In a village or hamlet like Chickney, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Honest limits
In fairness, some problems need a different trade:
- A tray or bath that’s cracked
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from fittings that aren’t supported
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Do you need remedial sealant in Chickney?
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
These are the problems we’re asked about most:
- Kitchen joints letting water behind the worktop
- Caulk or the wrong sealant used in a wet area
- Wide, uneven beads that look worse than the old ones
- Leaks that keep coming back after resealing
In the older streets around Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.

Common questions in Chickney
Will you come out to Chickney?
Yes, Chickney is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Stansted Airport station?
Yes. We work for landlords and agents as well as householders. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can you take off two layers of silicone?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What affects the quote in Chickney
The quote reflects the job in front of us. We look at:
- When we can work, for business premises
- Any mould that needs treating
- The number of rooms or windows
- The old material and how stubborn it is
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- The rough size of the job
We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, phone 0345 464 0079 or drop us an email.
What happens on the day
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on how many layers have to come out. Somewhere as small as Chickney, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Keep children and pets away from the work area
- Tell us if parking is tricky
- Move anything stored near the joints

Related advice
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Don’t wait for a small gap to become a leak
- Keep bleach and abrasives off the bead
- Don’t add new sealant on top of old
- Report a tray that rocks or a worktop that lifts
Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.
What happens if it’s left?
DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In a small place like Chickney, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
