Bathroom resealing in Wyatt's Green, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, wet rooms and baths, and the jobs we see most are leaking joints on a shower screen and a bead that has pulled away from the tiles.
In a village or hamlet like Wyatt's Green, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Bathroom resealing in Wyatt's Green: local notes
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Doddinghurst Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Shenfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the quote in Wyatt's Green
Every job gets its own quote. These are the things that affect it:
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- Any working-time requirements on site
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Where the property is
- Photos by email, if that’s easy
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or send us an email.
What we’re called out for in Wyatt's Green
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
If you can see any of these, it’s time to have the joints looked at:
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
- Cracked, shrunken or lifting silicone
- Lumpy, uneven sealant from a DIY attempt
In the older streets around Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before booking
- Is the old sealant removed completely?
- Who turns up on the day
- Whether VAT is included
- What preparation is included
Wyatt's Green: your questions answered
Is Wyatt's Green within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Shenfield station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What information do you need?
Let us know what needs doing and where. We will ask anything else we need to know.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Can you get rid of the black mould in my sealant?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Where a wall is exposed, as many are in small places like Wyatt's Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere like Wyatt's Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
