Bathroom resealing for homes and businesses in Bentley

Across Bentley, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include a reseal done over the top of the old bead and leaks into the floor or ceiling below, across basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

Around Bentley, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower. Somewhere as small as Bentley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Different surfaces, different methods

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Questions from Bentley

Can you help a landlord with a rental near Brentwood station?

Yes. We work for letting agents and landlords as well as householders. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Bentley?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

Can you quote for more than one area?

Yes. Just list everything you need.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams in Bentley and across Essex. Several sites can go on one quote, and we are fully insured for the work.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Do not leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Run the extractor fan during and after every shower
  • Check the joints every few months for splits or lifting

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

What we can’t put right

New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Signs you need bathroom resealing in Bentley

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • Lumpy, uneven sealant from a DIY attempt
  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that won’t clean off

If you live in an older home near Church of St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • Whether they’re fully insured
  • Is the old sealant removed completely?
  • Whether you can choose the colour
  • Is VAT in the price?

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Schools such as Becket Keys Church of England School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
