Bathroom resealing in Coxtie Green, done properly
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with leaking joints on a shower screen and two layers of silicone, both failing, on sinks & splashbacks, shower trays & enclosures and basins & vanity units.
In a village or hamlet like Coxtie Green, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Coxtie Green homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Homes close to Trinity Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Becket Keys Church of England School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Brentwood station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Coxtie Green is about 2 miles north-west of Brentwood, in Essex. From the centre of Coxtie Green to the outskirts, we cover bathroom resealing for every kind of property. Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Move toiletries away from the joint
- Open a window or run the fan so the room dries
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
What we do, step by step
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. For a village or hamlet like Coxtie Green, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Mention any tricky access
- Tell us about any water getting in
- On commercial sites, let us know about site rules

Advice
Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Questions from Coxtie Green
Do you cover smaller places like Coxtie Green?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Brentwood station. Can you help?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is white the only colour available?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Why act early in Coxtie Green
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In a small place like Coxtie Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Why Coxtie Green customers choose us
- Sanitary silicone with an anti-fungal additive in wet areas
- Tidy, careful work
- Sealant colour chosen to suit
- White, clear, grey or another colour, product permitting
What we cannot put right
It helps to know what we can’t do too:
- Movement from a bath with loose feet or no proper support
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.
What we seal
- Basins & vanity units
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
- Shower trays & enclosures
- Baths
Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
